Bald Eagle Ventures, Point Roberts

Bald Eagle Ventures acquired the Point Roberts golf course and completely renovated it. Development of 63 lots (134 bedrooms) was part of the expansion plans. The Community On-site Septic System (COSS) was being permitted through the Whatcom County Health District with support from the Washington Department of Health (DOH). Available areas for a drain field were limited.

Coho worked closely with the Point Septic, the septic system designer. After screening several locations, conducting a seasonal water table evaluation and modeling 30-year groundwater mounding analysis (using AQTESOLV analytical software), effort focused on the most promising area. Still, shallow groundwater did not allow construction of a conventional system. Two measures were taken to allow a permitted system:

  • Curtain drains were installed to lower the water table.
  • An OSCAR (Onsite Sand Coil Area Recharge) system was constructed using a low flow, raised sand bed coil emitters to achieve the desired discharge capacity.

Our responsiveness and quick mobilization avoided a year delay and allowed this project to get permitted and the client to meet critical financing and development schedules.
